Pursuant to City of Calabasas Ordinance
No. 2004-191, Ordinance No. 2004-193, and Resolution No. 2004-885,
property owners of four or more residential rental properties are
required to register their rental properties with the City of
Calabasas Community Development Department. To register the rental
units, the property owner, or the agent for the property owner, must
provide the following:
$25.00 plus
$0.50 per rental unit, payable to the "City of Calabasas".
Following the initial registration,
property owners/agents are required to register each unit annually on
or by July 1 st. In
addition, a new registration form and fee is required
within 30 days whenever a new unit is constructed or acquired, a unit
is converted from ownership to rental, or when there is a transfer of
ownership.
Whenever the
rental rate for a registered unit is increased 5% or greater than the
amount charged to the same tenant during the 12 months prior to the
effective date of the rental rate increase, the property owner/agent
must provide notice to the City at least 60 days prior to the
effective date of the rental increase. Rental rate increases include
any alteration of the landlord/tenant relationship; such as payment of
utilities or charging for amenities previously provided within the
base rent, such as parking. However, this does not apply to any
increase in rental rate which occurs as a result of a negotiated
increase contained within a term lease.
