Request for: (1) a Site Plan Review; (2) a Variance (to build on a
significant ridgeline); (3) an Oak Tree Permit (to encroach into the
protected zone of 25 oak trees and for potential thinning of scrub
oak as necessary for fuel modification); and (4) a Scenic Corridor
Permit (for development within a designated scenic corridor) to
allow for construction of a 7,633 sq. ft. single-family residence
with an attached 661 sq. ft. garage, 1,320 sq. ft. basement, and
appurtenant accessory structures on a previously graded pad on an
existing legal 5-acre lot located at 3121 Old Topanga Canyon Road
(APN 2072-023-013) within the Hillside Mountainous (HM) zoning
district and Scenic Corridor (SC) overlay zone. An Environmental
Impact Report (EIR) has been prepared and circulated in compliance
with CEQA and the CEQA Guidelines. The Planning Commission will be
considering certification of the EIR at this hearing.

March 12, 2015 at 6:00 P.M. in Council Chambers, City Hall, 100
Civic Center Way.

If you challenge any action of the Planning Commission in court, you
may be limited to raising only those issues you or someone else
raised at the public hearing described in this notice, or in written
correspondence delivered to the Planning Commission at, or prior to,
the public hearing.
A copy of the Planning Commission agenda packet, staff reports and
supporting documents and any materials related to an item on this
Agenda submitted to the Planning Commission after distribution of
the agenda packet are available for review by the public in the
Community Development Department located at Calabasas City Hall, 100
Civic Center Way. City Hall office hours are 7:30 a.m. to 5:30 p.m.,
Monday through Thursday and 7:30 a.m. - 2:00 p.m. every Friday. If
you have any questions regarding a particular project please contact
